RESPAI LLC is a one-person software company in Frisco, Texas. Alongside the AI evidence engine, it builds and operates a second B2B tool and three consumer products. They share a way of working: compute on the user's device where possible, link to primary sources, no ads aimed at kids, and no dark patterns.

Tests an AI system for bias, robustness and quality, then turns the results into tamper-evident evidence mapped to the frameworks auditors and regulators ask about.
Who it helps: teams that have to prove their AI behaves — companies deploying vendor AI, employers and HR-tech vendors facing bias-audit rules, and governance platforms that need real tests behind their checklists.
How: the engine runs where the data is, hashes the dataset, model and test code, chains every result, signs the bundle, and maps each test to ISO/IEC 42001, EU AI Act, NIST AI RMF and NYC LL144 clauses. Anyone with the public key can verify a record without trusting us.

Upload a lease or LOI and get its economics extracted, compared round by round on effective rent, not face rent, and rolled up into the numbers an owner, lender or buyer actually asks for.
Who it helps: property owners and merchant developers running retail projects, the broker and deal teams they invite in, and tenants reviewing their own lease — each with a role-based view. Owners see everything in their properties; brokers see only properties they're invited to; tenants see only their own lease.
How: a lease or LOI is uploaded (or imported from Google Drive) and about thirty economic terms are extracted for review before saving. Each negotiation round is kept and compared on effective rent. From recorded leases it builds stabilized-NOI one-pagers with signed and assumed income separated, sell-the-shell vs. lease-up analysis, offering-memorandum and land-flyer underwriting, construction-loan tracking with draws and forward carry, an investor ledger that flags ownership drifting from pro-rata, and a shared deadline calendar for auto-renewal notice windows. An assistant answers questions only from your data and reports figures the app computed rather than doing its own math.
